EPC complaints

If you think the information on an EPC is wrong you need to contact the assessor who produced it.

Their contact details will be on the Recommendations Report section of the EPC.

You should try resolve the complaint with the assessor first. They should explain why they came to the conclusion they did.

If you cannot resolve it contact the scheme manager of the approved organisation (AO) the assessor belongs to. All AOs have a complaints process they follow.

How to contact the AO

You'll find details of the AO on the EPC. It's usually on the second last page under the heading 'Document information'. It will include the AO's website where you can find the complaints process. 

If you cannot resolve the complaint

If the AO cannot help with your problem, you should contact the Scottish Government.

If your landlord does not give you an EPC

Landlords must give new and prospective tenants both:

  • an EPC
  • a Recommendations Report

If they do not, report this to your local council. It’s the law and they could get a fine.
